Colonial has signed a pre-rental agreement for more than 3,800m2in The Window office building with the co-working company Utopicus. The real estate consultant Cushman & Wakefield is exclusively marketing this new property located at no.112 calle Príncipe de Vergara in Madrid, which will officially open this autumn.
Colonial acquired the property in 2016 and, after demolishing it, is promoting the construction of a new singular building that incorporates the latest technologies and innovations in materials. Also, The Window will be the only new office building to be launched in the CBD during 2018.
The property, which was designed by the prestigious architectural studio Ortiz y León and has prime quality characteristics, has been designed to obtain the maximum LEED Gold environmental certification that guarantees its energy saving and sustainability capacities.
The Window office building has eight floors each with a floor area of approximately 1,550m2, and an occupancy rate of 1 person for every 6m2 of useful space. From its conceptualisation, The Window has been designed to be an iconic building and will stand out for its optimal brightness, its garden terraces on different floors and the use of avant-garde materials.
The co-working Utopicus platform continues with its expansion plan with the pre-rental of the ground, first and second floors of The Window building to offer flexible, comfortable and dynamic office space.
